When you attempt something new, how do you feel?
Excited?
A little fearful?
Both of the above emotions would be appropriate. Especially when it comes to buying a home (whether it is your first or your tenth).
Excited - because of the potential rewards - a better place to live, more freedom, and the possibility to earn equity and appreciation (as well as take advantage of tax depreciation the tax code allows).
Fearful - because, how do I know I'm buying the right house? At the right price? And there isn't anything crazy about the house or neighborhood that I will be surprised by later?
Things can, and do (at times) go haywire.
Enter a great Realtor, who, by definition is a member of the National Association of Realtors. When you find that Realtor, you might just want to be loyal to that Realtor. Why? They will surely be loyal to you, they will surely help you and will surely guide you thru the maze of buying a home.
That Professional will let you know what the steps are, what is normal and what is not. If something is out of the ordinary, that Professional will indeed be able to help solve problems and minimize your stress.
In fact, you can sign a simple Buyer Agency document so that you know that your Real Estate Agent has a fiduciary responsibility to look out for your interests.
I recommend it. But I don't generally require it to work with buyers. I will say that I think that the buyers that use that Agency Form are ahead of the game. It's easy. Just ask.
