Lead Paint - The Good, The Bad, and the Ugly
Today, consider the good, the bad, and the ugly about lead paint.
(Before I press on, please do not construe anything I say or write as medical advice, because, well, I’m not a Doctor and nor do I play one on TV.)
As you may well know, lead paint was outlawed from use on homes in 1978. This is why we now have lead paint disclosures required for homes built in 1978 or prior.
By now, it would be hard to imagine anything good about lead paint. Especially since every property purchase involving residential property, includes the lead disclosures. Plus, to add to that, real estate agents provide their clients with a 20 page document about the dangers of lead paint.
But does lead in paint actually have any redeeming qualities? I would posit two benefits for your consideration.
First, find an old timer that doesn’t tell you that lead paint was the best. They knew how long other paints lasted and in comparison, lead paint lasted longer and that’s why they say that with emphasis.
Now, however, we consider a building that has some old, partially worn and peeling lead paint as a real drag. For some loan types, if there is any peeling paint, it must be dealt with before it will pass the appraisal/Inspection process required (in particular by FHA and VA).
Consider this: if that old lead paint wasn’t somewhat hardy, we wouldn’t be still talking about it today. 1978 was a long time ago. And yet, some of that paint is still hanging on!
Second, (this is out of the box thinking) imagine there was a flash from behind you. It would take you only a moment to realize that it was a nuclear event. Your first thought would probably be to take cover.
If you lived in a building with some of that old lead paint on the exterior (even if it is under some nice new vinyl, etc), you might be glad that you had that lead shield.
Think about it, you go to the Dentist and get an X-ray done. What do they drape over your body? A lead shield. Why? It shields you from radiation.
Now I’m not saying to run and find a house that has old lead paint, but if you do end up with one that does, I wouldn’t worry too much about it. With one caveat: Transitioning into the bad of lead, don’t eat produce grown alongside old houses or barns.
Time and elements do cause some of that lead to end up in the soil and it will get into your produce. It’s much better to have a little garden away from the buildings for your health sake.
So, yeah, continuing the transition into the “ugly” of lead, it’s real ugly. It is highly toxic and causes all sorts of problems. If you suspect you’ve been lead poisoned, seek the help of a Toxicologist.
Regular Doctors will absolutely not do. I know this from first-hand experience. Not that I had lead poisoning, but I had another metal poisoning and all the regular Doctors couldn’t put this Humpty Dumpty back together again. Only a legit Toxicologist could.
My main thing in life is not to sell homes or warehouses or land, etc. Those things are all good, but my main driver is that I don’t want anyone hurt. You are made in God’s image.
Lastly, definitely, if you have a home that has old paint chipping and peeling, please remedy that, especially for the sake of little children. They will not hesitate to put a paint chip in their mouths and well, you can see where that could go.
